HOA’s SHOULD BE RESERVING AS WELL

As the budget year gets on its way and the discussions of funding reserves start to happen in condos, HOA's should not take the position that they do not need to worry about adequately funding them. While most HOA's don't have to worry about HVAC, cooling towers, sprinklers, etc., many have other items that must be considered.

 

The only accurate way of knowing if you are correctly reserving for your HOA is by obtaining a reserve study by a reserve specialist. Doing so will accurately assess what you should be reserving for and the dollars associated with such repairs.

 

It's the board's fiduciary duty to maintain the property properly, and I would even go as far as saying improving it as well. You can only do that if you have the necessary funds to do so.
