CAM’S BUSY SEASON IS HERE…

Tomorrow is the last day of June, and we will
start the year's second half. While many enjoy their summers,
community association managers start ramping up what's the busiest
season of the year (3RD & 4TH QTR.) The latter
half of the year usually is comprised of budget season, peak
hurricane season, annual meetings, elections, holiday parties, and
more.
As management companies and managers alike begin
the preparations, what immediately comes to mind is this year's
budget season and the impacts of the new legislation. Many
associations don't have reserves, and it will be interesting how
they will be handled. Will they do the right thing and start funding
some reserves, or will they wait to see if potential changes are
made? That's the million-dollar question.
As an organization, we are making recommendations
to our clients that we need to have open and honest conversations
with the membership and start drawing out a plan for what these
changes will look like and what the impacts would be. The last thing
any owner would want is to be blinded-sided the end of 2023 with a
significant increase to their fees without any preparations.
Sitting on a board for an association with little
to no reserves will be challenging in the coming years. It's not to
say that now is the time to run, but now is the time to communicate
with your residents. It will be challenging, but like everything
else, the challenge will eventually pass. Further, once you are
fully funded and have the necessary funds in your reserves, you no
longer will procrastinate in doing what is needed in your
association.
The question is, will you take the steps now or
wait till later?
