HOW WILL YOU MANAGE THROUGH INFLATION?

The topic of reserves is so important, and it's one that is needed to be had even more so in today's environment. With the cost of goods going out the roof and labor shortages increasing the cost of services, I wonder how those associations with no reserves or limited reserves manage when a project is due or a major component breaks down. Those associations with reserves will experience a challenge; however, at least they'll have something set aside.

 

I've experienced that those boards with no reserves want to pass some form of reserves, but they hold back because they are concerned about what owners will think of them if they do the right thing. Further, they believe that owners can't afford any increase. However, the sad truth is that if something did get damaged, they would still need to ask for the money and, in most cases, have to pay interest as well. 

 

Florida is one of the only states in the US that allow association boards/owners to waive reserves. I ask myself why is that and what benefits are associations getting out of this. I'm still disappointed that our legislatures didn't fix this significant issue. As our associations continue to age, the challenges will continue to confront those associations with limited or no reserves.
