GETTING EDUCATED IS KEY…

In this coming year, we can expect many changes to our industry. Some of the changes that are expected are:

  1. Board Certification Course must be attended

  2. Reserve Studies will be required for buildings over three stories tall. 

  3. Two-Phase inspections for certain buildings

 While there are many suggested changes, we won't know all the changes until the session is over; however, change is coming. One of the changes I'm hopeful passes is the requirement for Board Members to attend a certification course. While some may argue that you'll have fewer people running for the board, I would say that if you don't have time to attend a three-course, you probably don't have time to serve on the board. Being a board member comes with many responsibilities, and those responsibilities are clearly outlined in a board certification course.  

 

Further, I'm excited to see that Reserve Studies are part of this bill. A reserve study is a great tool to let a board know where they stand financially for items they should reserve and what they need to plan financially to maintain the community properly. 

 

In my experience, it is easier to work with a board that understands both their responsibility and the potential impacts their decisions have on the community.
