THE TIME IS NOW…

Many within our industry understand the challenges associations face; however, no challenge is more prominent than an association that is not adequately funded. In a recent meeting I attended with over twenty management company CEOs, most if not all agreed that change is needed to Florida laws regarding the funding of reserves, explicitly removing the language that allows the option to waive reserves. While we all agreed this would be a difficult situation to manage, most, if not all agreed we would be willing to deal with those challenges because we know that the longer-term benefit will outweigh the short-term challenges.

 

As the article mentioned, we are in the middle of an election year, and making a change that will impact so many will be difficult. While our legislatures have prepared several bills that seem promising, I'm not holding my breath that change will come. It's the same story Board Members deal with when it's time to do a major repair, and they don't have money. Most will take the easy way out and instead put lipstick on the pig.

 

I will keep saying it till I can't say it anymore; we need reform when it comes to reserves, and we need it now. Our condo associations aren't getting any younger, and other challenges like climate change are coming upon us. The only way of dealing with issues is to chip at them one at a time. I'm afraid if we don't, condo associations will be impacted in a way that may be too difficult to recover from in the future.
