Effective leaders are essential to the successful management of every Association. As an industry, we continuously hear complaints from homeowners that the CAMS make all the decisions for the Association. Speaking from experience, when an Association Board is comprised of inactive, ineffective leaders; this presents a prime opportunity for an unscrupulous CAM to take advantage of the situation and impose their corporate structure, management style, and diminished level of services meeting the CAM’s needs and goals as opposed to meeting the needs of the Association.  THERE IS NO DOUBT THAT THE FLIP SIDE OF MICRO-MANAGING IS ABSENTEE MANAGING and the results are much worse!

 

Every Association should provide a "Position Responsibilities" checklist to all candidates prior to elections, fully informing them of what is expected during their service should they be elected by the homeowners. Setting goals and expectations for each Board Member is as important as establishing the authority of the CAM on behalf of the Board. Taking a proactive approach and educating everyone will not only build a strong cohesive team but will ensure greater success for the Association!
