CAUGHT IN THE CROSSFIRE

Far too often Board members and CAM’s find themselves caught in the middle of disputes arising between a “Renegade” Board Member and a Board Member who goes by the book.

This push and pull can be devastating to the community, the other Board Members and the Staff. Everyone walks around in a state of confusion and unease. This Renegade Board Member will sometimes resort to bullying other Board Members by becoming loud and obnoxious until they submit to the demands or decisions being forced upon them. So I have a question for you, our readers. If a contract is voted on, approved and signed under duress from the majority of the Board, should it be enforceable? What about the CAM who seeks a decision from the Board and gets different direction? It’s a three person Board and one won’t provide any input resulting in a stalemate. If the CAM uses their best judgment, should they be held accountable? Of course the CAM should never be signing contracts or make monetary decisions. Both of these circumstances happen more frequently than you would think. How has your Association handled them?

Which is worse? A Board who takes NO action and gives NO direction or a Board with a Renegade Board Member running amuck?
