Thanks to the hard work of Eric and Jan, the introduction of SB-580 and SB-596 is a giant leap for mankind!! OK, I exaggerate, IT IS A HUGE LEAP FOR ALL FLORIDA HOA'S!

 

There is no argument that the passing of these bills will greatly benefit all Homeowners living in communities with Associations (HOA'S).  I also believe there is great benefiting to Condominium Owners as well should they pass.  Pay attention Condo Owners, your help is NEEDED!

 

For instance, in passing both Bills, you alleviate any differentials between living in a COA or an HOA, and make both equally attractive to potential purchasers, resulting in stabilized re-sale values. Recent studies show that Single-Family Home sales exceed Condo sales at almost 2 to 1. The reason is Simple, financing a single family residence is much easier than financing a condominium. 

  

Real Estate experts believe it's because less regulation and control of HOA's means less required reporting, resulting in lower standards of approval from FHA-FNMA on single family homes as opposed to condos.  After all, FHA- FNMA, are responsible for over 80% of current loans.

 

Condominium owners have been subject to DBPR oversight, DBPR sanctions and DBPR regulations so doesn't it seem fair and square that HOA'S should experience the same benefits? From Managements standpoint, requiring (or should I say allowing) HOA's to meet these same requirements, we believe it will strengthen the Florida housing market and give an equal voice to both HOA's & COA's.

 

Yes, all Homeowners (HOA'S) must take the initiative to contact their legislators and get these bills passed. Condominium owners (COA's), you need to also participate and let your voice be heard. Getting these bills passed will have a long-term, positive effect on your investment as well. Call or email your legislators TODAY!!
