OH NO, ANOTHER SPECIAL ASSESSMENT

Is your community getting hit with a 1-2 punch? No matter how much we say, “DON’T WAIVE RESERVES”, “PLAN FOR THE FUTURE", the boards just DON’T listen! Many of you recently suffered significant damage from Hurricane Matthew, only to find out that the association has no money in reserves to fund neither the repairs, nor the deductibles. So guess what? Now there will be a special assessment! Oh but the hits keep coming! I recently met with an association who must have their 40 year inspection done and after years of ineffective management, no preventative maintenance, a huge delinquency and waiving reserves. There is no doubt the inspection is going to demand a massive amount of renovations. Now the board will need to special assess for the storm damage deductibles, as well as the 40 year inspection deficiencies. I continue to be baffled as to why owners choose to waive their reserves. Why would someone chose to risk having to pay thousands of dollars over a short timeframe as opposed to contributing $30-$50 a month? Am I missing something? I just don’t get it.
