MONEY, MONEY, MONEY!

It’s that time of year again! Where did 2018 go? Its budget time, and the most common statement we hear is, “WE DON’T WANT TO RAISE FEES”! The second most common statement is “WAIVE RESERVES OR NOT”?

 

The board has a fiduciary responsibility to properly budget for the expenses of the association and cannot simply keep fees low if they can’t pay their bills. I often wonder does the board intentionally under budget or do they not have the knowledge to know how to gather historical date?

 

The occurrence of incorrect budgeting or under budgeting seems to consistently occur when an association is self-managed and HOA’s struggle more than condos. Historical data, reviewing contracts, researching utilities and insurance is essential to proper projections.

 

I would love to hear what you, our valued reader thinks? As for the reserves, my conviction on this matter never waivers!! FUND YOUR RESERVES!
