SETTING BEHAVIORAL STANDARDS FOR RENTERS

Besides board elections, there is no activity that causes more animosity than owners versus renters. Most owners, who occupy their units, despise renters in every way. Most commonly we hear complaints such as, the trash, the common areas, they have loud parties, they have too many cars, pets, occupants, they are just undesirable. Honestly, I don’t disagree with these sentiments. In most cases an owner will take much better care of their home and the community overall. As a major investment, they want to increase value, while a renter usually has the attitude of , “I can pay my rent, I don’t care. 

 

So the question at hand is what measures can the board take to ensure renters use care and follow the associations rules? By working with their CAM, detailed leasing procedures can be implemented through the association rules and regulations. The board and CAM should develop this protocol and SUBMIT IT LEGAL COUNCIL for review before implementation. Here are a few suggestions to help in keeping renters under control. 

 

1. Charge the renter a move in fee payable to the association. This will offset the cost of wear and tear repairs. 

2. Require all renters to attend a one hour meeting with the CAM where they review the community rules and regulations and sign an acknowledgement stating a violation will come, with fines to the owner, if not followed. 

3. Provide them with specific, move in/move out instructions. 

4. Obtain emergency contact information for all occupants, as well as pet information.

 

By establishing a no nonsense standard with the renter, you are setting the expectations and level of tolerance for their future behavior.
